  Remember a Real Estate Agent representing a seller is legally required to act in the seller's best interests. The agent wants to realize the highest selling price in behalf of his Client. Also, the agent's income is usually a commission calculated as a percentage of the selling price, so the more money the Agent gets the Buyer to pay for the house, the more commission the Agent gets paid. 

  The buyer wants to buy the best home at the lowest purchase price possible. An Exclusive  Buyer’s  Agent is a State Licensed Real Estate Agent who works only for the Buyer.  Many agencies have designated “Buyer’s Agents”, but in most cases they still are paid a commission based on the sale price, and they are also encouraged to show the internal listings of their own Broker’s Office.  So again, most Buyer’s Agents are working for a higher sale’s price so that they are paid more.  Home Buyer’s Perspective Realty is different in that we are the area’s only “Flat Fee” Exclusive Buyer’s Representative office (see "What We Charge") Home Buyer’s Perspective Realty is paid the same regardless of how much or how little the home’s final purchase price.

  When a Real Estate Agent represents both a seller and a buyer this creates an obvious conflict and an arguable advantage to the seller. If the prospective buyer telephones the agent listed on the sign in the front yard, a relationship known as "Dual Agency" may be created, and while certainly legal, this relationship creates, by its vary nature, a possible conflict of interests resulting in a possible disadvantage to the buyer.  Remember, the agent is usually paid based on the sales price so the higher the price, the more he gets paid.  Home Buyer’s Perspective Realty charges a “flat fee”, so working to get the best price for the Buyer doesn’t hurt our bottom line like it would with most other agencies.

A knowledgeable buyer should remember the following regarding new home sales: When visiting you should tell the sales people that you are being represented by a Buyers Agent when looking at New Construction, Model Homes and Open Houses. Never give your name, address, phone number or sign a register. Note: When you give your name verbally or sign a register you may have given up your rights for buyer representation.
